Landlord(s)", "You", "Your", refers to the named applicant requesting our letting service.
"PDP", "Management team", refers to PDP Management Services Ltd.
"Tenant(s)", refers to the person seeking to habit the landlords’ property.
The use of the Discount letting service direct ltd website is subject to the terms and conditions set out by us. In using our website you agree to adhere to our terms and conditions laid out here.
Important Note: In registering your property with us and/or by ticking the relevant box within the registration page of our website you the landlord agree that;
* You have fully understood the letting service that we provide.
* You agree that our service is satisfactory for your needs.
* You agree to pay in full before inclusion within our Tenant Find Service.
* You have fully understood and agree to all aspects within our Terms and Conditions.
* You agree to use our service as a private landlord only and not as a letting agent or estate agent. Note: If you are a private landlord looking to tenant your own properties and operate as a company i.e. XYZ Homes ltd you are not deemed as acting as a letting agent or an estate agent.
* You agree with and fully understand that if it is found that a registration for any of our services is made by a letting agent or estate agent that the registration will be immediately removed from our service and database and that no refund will be offered.
Summary of the features included within our Tenant Find Service.
* An initial consultation with the prospective landlord. Landlords will receive a visit by one of our experienced advisors in person. Please note: An initial consultation is subject to the availability of our representatives and is not deemed as a standard feature of our Tenant Find Service. If a landlord requires an initial consultation the landlord must make this clear before singing up to our Tenant Find Service.
* Arrangement of personal and property particulars including photo to be placed within our Tenant Find Service.
* Acknowledgement of our terms and conditions.
* Once all parties are happy with all particulars and the landlord has paid in full the landlords property will be included within our Tenant Find Service which includes:
1. A mail shot of the landlords property will be sent to our entire database of tenants and all tenants registered to receive similar property updates via the Rightmove.co.uk, FindaProperty.com, and Primelocation.com network.
2. The landlords’ property will feature on the Discount letting service direct Ltd website and all other websites that we market our properties through subject to approval.
3. We will continue to actively market the landlords’ property for the specified time that we have agreed with the landlord prior to inclusion into our letting program.
4. A tenancy pack will be sent to the landlord consisting of paperwork required to fulfill a tenancy term. Paperwork included will be two AST tenancy agreements, two notices to quit forms, one standing order mandate, and one inventory In/Out form.
5. Prospective tenants who make enquiries to Discount letting regarding a landlords property or similar properties will be advised on a landlords rental property particulars and suitable viewing times during the working hours laid out by Discount Letting. The tenant will be asked to contact the landlord when the landlord is conducting their own viewings.
Important Note: Should a landlord require Discount Letting to carry out accompanied viewings or any other part of our Full Management Service as part of our Tenant Find Service please speak to a Discount Letting advisor by calling 020 8 697 0984. Please be aware that additional charges will be made for additional services that are requested over and above the standard Tenant Find Service on offer. Discount Letting reserve the right to refuse the addition of individual services into our Tenant Find Service unless a Full Management Service is requested.

Summary of our Full Management Service.
The Full Management Service that is offered by Discount Letting is provided by PDP Management Services ltd.

This service includes:
* Initial appraisal and inspection of the landlords rental property.
* Accompanied viewings and arrangement of viewings.
* Full credit check for the first tenant.
* Initial handover.
* Arrangement of utility services and council tax.
* Monthly rent collection via standing order.
* Invoice to landlord with the deduction of the management fee.
Please note there is a £50 charge when our management team undertake the completion of the AST agreement required to be completed by the landlord and tenant(s). This charge is payable to our management team.
Upon launch of our Full Management Service there is an initial launch fee of £189 which is paid to PDP Management Services ltd. A launch fee refund of £120 is paid back by PDP to the landlord over the 12 month period of the tenancy term.
PDP Management Services ltd will require a minimum management fee per calendar month. The minimum fee is laid out by PDP and will be included as part of the management contract that the landlord and PDP will sign. All enquires with regard to the minimum management fee must be directed to PDP Management Services Ltd.
Important Note: PDP Management Services ltd will carry out two accompanied viewings as part of the management fee set out by Discount letting. Any further accompanied viewings that are required will only be carried out by PDP Management Services ltd upon receipt of a viewing fee. Viewing fees are laid out by PDP Management Services ltd and are subject to change at the discretion of PDP.
Property Mis-description act 1991
Discount letting service direct Ltd will update all website particulars at regular intervals and make every effort to ensure the accuracy of the details produced are correct at all times. However it is entirely the landlords’ responsibility to make sure that all personal and property particulars held by us are correct. We hold no responsibility for any mis-descriptions that have been provided by the landlord. In agreeing to our terms and conditions the landlord accepts all responsibility for the particulars produced within the Discount letting service direct Ltd website and all marketing resources used by us.
If a landlord wishes to change any personal or property particulars they must do so in the first instance by stating the change to be made in writing either via email to enquiry@discountletting.co.uk or via post to; Discount letting service direct Ltd, Unit 7 Meridian Court Cumberland Place London SE6 1LB.
Scam registrations
If it is found that a property has been registered for any other reason than to find a prospective tenant the property will be removed from the Discount Letting service straight away and no refund will be offered. Discount Letting reserve the right to suspend any rental advert until further notice if it is deemed by Discount Letting that a registration has been placed within our services under misleading circumstances.
Fees
All fees that are chargeable by us for our Tenant Find Service are to be paid in advance and in full. At no point will a landlord’s property be included within our Tenant Find Service unless payment has been received in full.
We actively seek to take payment from customers for our Tenant Find Service via a secure network. We are not to be held liable for any damages or costs that may be incurred by a fault with the secure network or our network that is used to take payment for our services.
All management fees that are required for our Full Management Service will be dealt with by our management team.
Tenancy paperwork sent by Discount letting service direct Ltd.
All agreements and forms within the free tenancy pack that have been provided by us and sent to the landlord for completion by the landlord and tenant are to be used as a tenancy agreement guide only. Should the landlord or tenant wish to include further considerations within the agreement that is entirely the responsibility of the landlord and tenant and not Discount letting service direct ltd. We will not be held liable for failure of any part of any agreement that the landlord has received from us which is included within our tenancy pack.
Landlord & Tenant disputes.
All disputes that arise between a landlord and tenant that have used our service are to be resolved solely by the landlord and tenant. We hold no responsibility for any disagreements or disputes that may arise throughout a tenancy term.
We may seek to advise both the landlord and tenant about their individual rights and may offer advice on certain aspects of legal proceedings but at no point are we to be deemed liable for any damages or expenses incurred due to a landlord/tenant dispute.
Viewings.
All viewings carried out within our Full Management Service are made by appointment only.
All viewings on landlords' properties that are included within our Tenant Find Service are to be carried out by the landlords themselves or a representative of the landlord unless otherwise specified within the initial consultation.
Landlords' responsibilities (Tenant Find Service Only).
It is the landlords’ responsibility to insure that all of the following are adhered too:
* A current landlords' electrical safety certificate is in place.
* A current landlord's gas safety certificate is in place.
* Where applicable the landlord must have permission from the mortgage lender to let out his/her property.
* Adequate insurance is in place to cover all eventualities.
* All furnishings within the landlords’ property pass Fire Safety regulations 1998.
* All tax that is due from rental income is declared to the Inland Revenue no matter if the landlord is resident in the UK or overseas.
* Where applicable standing order payments are arranged by the landlord to allow for rental payments by the tenant.
* Where applicable a rent book is given to the tenant to register weekly rental payments.
* All utility bills are transferred into the current tenants' name.
* Council tax payments are made by the current tenant.
* The tenant(s) deposit has been placed in a suitable tenancy deposit scheme, or the landlord holds the tenant(s) deposit and has insured the tenant(s) deposit via a suitable tenancy deposit scheme.
* A suitable energy certificate is in place.
Reproduction of material.
All material contained within this website is not to be copied without consent from Discount letting service direct Ltd. All properties contained within the Discount letting service direct Ltd website are properties that are actively marketed by us and are not to be copied and displayed by any other agent or private individual.
Damages
In no way are the owners of our website or any company or person linked to us to be held liable for any damages incurred which could be attributed to our website or the service offered by us and PDP.
Internal links
Discount letting service direct Ltd are not responsible for the integrity of any links that are displayed within this web site.
Internal adverts from outside companies.
The adverts that are displayed within the Discount letting service direct Ltd web site and marketing material produced by us are intended to promote a selection of services to landlords. Whilst we promotes services from companies other than the services we provide, we do not accept responsibility for any loss or damage incurred whilst using the services that are advertised within this web site.
Editing and deletions.
If a landlord wishes to amend any details about their property or personal particulars please email all amendments to enquiry@discountletting.co.uk in the first instance. All amendments will be activated in 24 hours of processing the landlords email request.
If a landlord wishes to remove an advert from our tenant find service this can be carried out by emailing the rental address and/or the reference number to enquiry@discountletting.co.uk and clearly stating within the email that the advert is to be removed. Landlords may also call 02086970984.
Once a property has been removed from our tenant find service we are unable to register the property again unless payment has been received in full for a new term within our tenant find service.
Property portal loading system.
We use an automated feed system to send our rental properties to our entire list of partners’ websites. The feed that we use is sent to our partners websites three times a day every day to ensure our rental properties are showcased across the internet as fast as possible. If a property has not been displayed within 48 hours please call 02086970984 or email enquiry@discountlettingservicedirect.co.uk in the first instance. We do not accept liability for any of our partner sites who are experiencing technical difficulties and are unable to receive the feed that we send on a regular basis. Should any of our partner sites experience any difficulties in receiving our property feeds, the feeds that we have sent will be retrieved once our partners technical problems have been resolved. We have no control over the speed that our partners repair their technical faults and do not accept any liability for a property that has not been displayed due to an error that is out of our control.
Property portals.
Should any of our partner sites experience any technical difficulties throughout their business or website and be unable to showcase our properties as they normally would we are not to be held responsible. If for whatever reason Discount Letting are no longer able to advertise a landlords rental property via any of our partner sites (property portals) Discount Letting are not to be held responsible and no refund will be offered to the landlord under any circumstances.

Rental property postcodes.
When a registration is sent to our list of partner sites the correct postcode must be included within the information that is sent. If it is found that an incorrect postcode or a postcode that is not registered with the Royal Mail has been sent to our partners websites the postcode and the property will be rejected from the partners website and the property will be excluded from advertising until the postcode is deemed as correct by the particular website or the postcode can be found within a Royal Mail search. Discount letting service direct are not responsible for the rejection of any property registration due to the incorrect or unregistered postcode that has been given by a landlord.
Refund Policy.
We operate a 24 hour refund policy to all private landlord registrants who use our Tenant Find Service. If you feel that the service you have chosen is not adequate for your needs or you are not happy with the service that we provide then we will offer you a refund minus our bank charges at a fixed fee of £5. Please note: This decision must be taken within 24 hours of registration/publication. If for whatever reason a refund is requested after the 24 hour notice period then a refund will not be offered under no circumstances. All refund requests must be made in the first instance by email to enquiry@discountletting.co.uk . Please allow 7 days for your refund to be processed.
If you are a letting agent or estate agent and you have registered for any of our services either in error or by trying to mislead us into believing that you are a private landlord you will not be offered a refund.
All letting agents or estate agents properties that have been registered either in error or by trying to mislead us into believing that the registration has been placed by a private landlord, will be removed from our site and our list of partner sites immediately.

Marketing.
As part of the Discount Letting marketing program Discount Letting will send out newsletters and offers to landlords who have registered for the Discount Letting newsletter or signed up to use the Discount letting Tenant Find Service. In accepting the Discount Letting terms and conditions you the landlord agree to allow Discount letting to send out via email or post marketing material promoting Discount letting services and special offers offered by companies other than Discount Letting. Discount Letting work in partnership with LettingZone.com who operates a landlord information service for landlords throughout the UK. LettingZone.com sponsor all marketing material that is sent out to all registered landlords and will feature in all marketing material. In accepting our terms and conditions you agree and understand that LettingZone.com will feature on all marketing material sent out by Discount Letting.
If a landlord wishes to unsubscribe to the Discount letting mailing list they may do so by clicking the unsubscribe link at the base of any promotional email or by email to enquiry@discountletting.co.uk clearly stating that the landlord wishes to be removed from the Discount Letting mailing list.
Free holiday offered as part of the Discount Letting refer a friend scheme.
Important: All referrals must be completed from within the landlords login area to count as a referral that will be used towards determining the landlord with the highest number of referrals. A referral will only be counted once the landlord that has been referred has signed up to use the Discount Letting Tenant Find Service.
The free holiday prize will consist of 2 weeks accommodation only within a 2 bed roomed property that sleeps up to 6. Discount Letting will not provide the flights, insurance or any other service that may be required. Discount Letting will not accept liability for any loss or damage incurred either during the stay at the accommodation provided, or during the journey to and from the destination.
Only one holiday prize will be offered to the landlord that has amounted the highest number of referrals. No other landlord will be offered the holiday prize under any circumstances.
The end date for the holiday referral count is 01/12/08. Discount Letting will only inform the landlord that has won the holiday prize. The 2 week accommodation will be available throughout 2009 and will be subject to availability.
We reserve the right to change our terms and conditions without prior notice.
